Tremolos properties not working consistently

Hi there,
I'm having trouble modifying the properties of the tremolos shown in example1. I want to make them look like those in example2 but there seems no way to do that, every time I try to do it they are always greyed out.
I tried testing it out with different notes and for me it seems to be working only with half notes.
I'm using Musescore Studio 4.4.4.

Any help would be greatly appreciated!
